The Process of getting a FREE Property Valuation

Let’s have a look at the process involved when you start thinking of selling your home.

What is considered?

We review the condition of your property.  And we have a close look at your finishes.  Granite or Wooden, Concrete or Caesarstone. Let’s consider Carpeted, versus Vinyl versus Tiled.  Let’s look at the bathrooms, vintage or very modern.

We also need to consider what is on the market that compares to your property.  In other words what other properties are on the market that you will be competing against?

We consider suburb reports, complex reports, and street reports where possible.

All these considerations are carefully considered when we get eyes on your property.

Accuracy is key

Getting to and arriving at the best and an accurate market-related price is where we are headed.  We don’t want to price too low and we don’t want to price too high. Our aim is to find the ‘sweet spot’ in the market to sell your property.

How long will it take to sell your home?

Let’s start at the end of the process.  A bonded transaction will take 3 months.  And a cash transaction will take around 6 weeks.
We can confidently say that viewings if there is demand for your property could take around 4 days to 4 weeks. 
Remember viewings result from enquiries.  Enquiries are driven online, mostly by the property portals that you are following and setting alerts on.  This process will be part of the above point.
