Driving in your carefully constructed areas, and knowing your areas like you do your own walk to the bathroom at night. You need to box smart because you cannot run from Krugersdorp to Bedfordview and then Sandton. It’s just not practical. And it is costly in terms of time you can never get back. That’s what the race is all about, the race against time.
Now let’s unpack #3 – LeverageÂ
You need to box smart and join the right team.Â

Commission – let’s be real if you are happy on a 50/50 split then you must appreciate that your brand earned as much as you did last year. It’s your efforts folks. A CAP that allows you to regulate how much you earn. 92% because 6% is royalties and 2% is growth share. Guys and gals if you are on a split that is anything less than 70/30 we really should chat. No bells, no whistles no maybe you make your targets and get a bonus. No. No. Our newest agents start on 70/30 split at KW Select. PERIOD. No Holy Cows either.

If You Think This is Easy Street – It’s NOT
It’s tough. Finding your own stock is hard. In an industry that is tough right now, technology plays a vital role. We teach you how to with every circle of influence that you have access to. We help you get your name out there with a free KW website, web-based leads and some pretty phenomenal social media pointers. If it’s not in your diary it does not get done. Now more than ever, it is all about narrowing your focus. Remain committed to your goals and go hard. The schedule of an agent is tough. Up early, and working late, but oh my gosh if you are committed and you stick to your goals it is so rewarding. Honestly changing lives and adding value is what it is all about. And the drama, bet nobody told you about that one. Every single property sale has a story and if you do become an agent you will be steeped right in it like a good pot of tea. Folks to be a great estate agent understand that there is no such a thing as being a part-time agent. It will simply not work. Your schedule is not as flexible as you think and it is extremely demanding.
This Career Is Hard But It’s Brilliant
Keller Williams has given me flight. I really did get into real estate by accident. Long story, but after working in corporate for many years, my expertise is quite different for a typical agent. I absolutely love using all the tools and skills learned in corporate. It is so practical to apply and honestly if you know how to provide good service you will be a great agent. Seek first to understand though and don’t be a smartie pants. The numbers don’t lie. There are honestly a zillion things to do and you need to work fast and do a good job. Your accuracy under pressure is key. You only get one chance to make a good first impression. Loose the opportunity to sell a beautiful property, I call it school fees. That’s why Keller Williams offer a Performance Coach who is accountable for your work. It is an industry or a PPRA requirement.
Training
Yes, it’s free to do your Logbook or your portfolio of evidence. It will take you 8 months and this is done over and above your ability to source stock and service listings. It’s tough but so worthwhile. Then you need to become accredited in order to become a full-status property practitioner. This is no walk in the park. And this is demanding and it’s gotta be done. I will cover more on training in the weeks to come. Don’t underestimate how demanding this can be though.
