What not to do 



Don’t fall for the oldest trick in the book.  Don’t fall for what you want to hear, especially on price.  The numbers don’t lie.  

Weigh up the numbers carefully.  You have one chance to make a good first impression.
Don’t take on long mandates that lock you in.  3-Months is more than enough time to sell if you price your property correctly.
Remember who it is that decides the price.  It’s the buyers ultimately.
